Vacation Donations for Friends and Relatives for 2013
Florida Home of Norman and Carolyn Miller

Maximum Occupancy: 2 Adults in the Queen bedroom plus one adult (or two children) in the wall studio bed.
1 bedroom with a Queen, Second bedroom has a wall studio bed, fitting one big adult.
High Season: Only Monthly Stays available from January through March
We give priority to those who want to rent for 5-6 months over monthly renters. Staying at our house for Five to Six Months: $1200 per month.
Weekly or Monthly Stays available from May through October
Weekly (6 night minimum) Donations: $602 (includes taxes) for 6 nights, checking out by noon on the 7th day. $69 per night, plus tax from April through October 31. 6 night minimum.

You can catch the Pioneer Trails at the McDonalds in Middlebury and arrive within 1/2 mile of my property. Parkland Ave is off of Beneva Highway, about ½ mile from the famous Mennonite Mecca, Pinecraft. Public transportation (SCAT) can easily be used for Siesta Beach.
For Monthly Guests: If the unit is clean upon completion of the vacation, the $75.00 will be refunded to the guest. If anything needs to be repaired or replaced, it will be deducted from the $75.00 deposit. Sheets and towels must be clean and put back into place. If you don’t have time to put clean sheets back on the beds, you can bring along your own set of sheets and towels and take them with you instead of using the sheets and towels available to you. If the Florida representative needs to do additional cleaning, the security deposit will not be refunded.
Monthly Reservations:
The $75.00 deposit will be returned to you if our Florida representative does not need to do any clean up work. A mowing service is provided by the Owner.

Reservations & Reservation Deposits
For confirmed advanced reservations, the full amount of rental needs to be paid at least 2 weeks before the rental date, or the Owner retains the right to rent to someone else.
Security Deposit
Monthly Guests agrees to pay a security deposit of $75 plus the first month's rent to hold your reservation. The Security deposit is refunded approximately 30 days after departure. If there are no property repairs or cleaning services needed, the security deposit will be refunded.
Cancellations & Refunds
You may cancel your reservation up to 30 days before you arrive and receive your full rental back.
Check-In / Checkout
Upon receipt of your monthly payment in full, your reservation Confirmation will be mailed to you. We will also give you instructions as to where you can pick up a key, along with further information. Check-In is 3:00 PM. Check-Out is 1:00 pm (unless an exception is made in advance). Guests are required to vacate the property and return the keys before any security deposit is returned.
Unit Equipment and Amenities
The unit is equipped for basic vacation needs. Bed linens, towels and kitchen linens, and beach towels are provided. A supply of bath soap, auto dishwasher detergent, trash bags and toilet paper are available for all rentals. You will need to bring or purchase additional supplies.
Wifi is available at the house, but no telephone. Your cell phone must be used during your stay.
The guest rate will not be adjusted due to any malfunction of equipment, which includes TV’s, VCR’s, DVD’s, air conditioning units, hot water heaters, stoves, refrigerators, door locks, etc. We reserve the right to enter any unit to address a maintenance issue.
The yard has been treated for Fire Ants, starting December 2017, so if there are any fire ants reappearing, please let Cletus know.

There is an additional $10 charge per day for any person not included in your original contract above the age of twelve. There are no cribs available. We prefer the Living Room is not used as a sleeping room unless the Owner makes an exception to this rule for you. Take note of the maximum number of guests allowed in the unit before making your reservation. The house will feel crowded and less of a good vacation experience with more than 2 people in it.
No Smoking Pet Policy No pets allowed.
Cleaning
Our guests will agree to maintain the cleanliness of the premises during the occupancy and to leave the premises in good condition upon departure.
Additional Provisions
Our Florida Representative may enter the premises at any time in the event of emergency or to address a maintenance issue.
Disclaimer
The Guests agree, by sending payment for their vacation, that the Owner of this property shall not be liable for any injuries sustained while on this property.
